TERRACE UPDATE
We are pleased with the progress occurring with the Terraces and looking forward to continuing steady progress. Again, we are in the process of building 18 twin homes that will provide 36 individual residences. We have 5 different floor plans, 22 will have a lower level and 14 are main level.
As you drive South on 5th Street from Westhills main campus, on the right side of 5th Street, or West, you will see all the dirt, machinery and grading that is occurring which is the Terraces project.
Work and progress underway includes:
- Grading of the streets to near completion, Shaker Court, Terrace Hills Trail, and Enchantment Road
- Removal and storage of excess dirt
- Nearing completion of utilities along streets – sewer, water, gas and power
- Working on utilities and planning to each of the twin homes
- Retaining wall on the North side of the site completed
- Construction and sequencing of each twin home is finalized
- Timetable of start and completion of each twin home is finalized
- Floor plans are finalized
- All contractors and sub-contractors selected and engaged
- Foundations are in different stages of progress from staked, dug to poured
- Street names and post office addresses confirmed
- And more
Other work that will occur in the near future includes:
- Currently working on 5th Street access to the construction site should be ready for use in two weeks, this will allow concrete, lumber and other trucks to access the site directly off 5th Street and not have to go through neighborhoods, a great improvement to the project. The City has cooperated with us to help us make this happen.
- Potentially, with cooperative weather conditions, we may have a portion of streets to begin with asphalt and have a portion of paved roads on site
- Foundations prep and final will continue
- Shortly we will start to see framing of the first Terraces
- Cutting in of curbs and concrete work
- And more
It is extremely important that no one tries to access the construction site at all, either by vehicle or walking on the site at any time. It does not matter if work is occurring or not, WE CAN NOT ACCESS the site until it is ready.
Certainly, one the unexpected surprises has been the amount of moisture in the month of July and so far in August – can’t complain about the moisture but it has been a surprise to work around for sure and minor delay but a good one overall.
Marketing is busy following up with those on the waiting list who have shown interest in the Terraces. We have all the necessary marketing materials ready to review and hope to have them available soon to hand out. When available we will have some of the Terrace information on the Westhills Village website. It is an exciting time and great opportunity for our community as well!
